Now that the offer has been accepted by both sides it is time to have the house inspected. We left the house for three hours so the Inspector could work without interference from us while he did his thing.
After his inspection report came back there were a few things the buyers requested we fix:
Seller to have licensed contractor repair/replace the following:
- Install a cap on the gas line inside the fireplace.
- Open electrical wires are noted in the attic. Recommend installing a junction box or remove if needed
- Open wires are visible in the electrical panel. Recommend capping open wires.
- Evidence of a leak in the drain/waste piping system under the master bathroom in the crawlspace. Seller to have license contractor repair or replace the pipe.
A Contractor, Craig Burch, came and took a look at the items on the list. Most are minor but for the leak under the Master Bath. The toilet drain leaks whenever we flush the toilet, so that is out of commission at the moment (good thing we have another one!). Craig gave us a great bid for doing the repairs. He will be here to fix them all soon.
Since we have a “fix date” for the above items the Appraisal is now requested too (we will let you know more about that later!)
So…everything is moving along slowly, but it is moving along….
